How this estimator works
- RCV = base $/square × squares × material multiplier + tear-off charge + 20% O&P (if applicable). This is what it costs to fully replace today.
- Depreciation = age × 3.5%/year (capped at 80% for shingles). Carriers vary — some use a worksheet, some use schedule-based.
- ACV = RCV - Depreciation. This is the first check most insurance carriers issue.
- Recoverable Depreciation = released after the work is completed (RCV policies only). ACV-only policies do NOT recover this.
- Net to Homeowner = RCV - Deductible (if RCV policy and work is completed).
